Renting a Property

You'll need:

  • National ID (or passport for non-citizens)
  • Proof of income or employment letter
  • Two passport photos
  • Emergency contact details
  • Referee details (if applicable)
PropertyZ stores scanned copies securely. Original documents are returned after verification.

The standard deposit is one to two months' rent, depending on the property and owner agreement. The deposit is held as security and refunded within 14 days of moving out, subject to a property inspection. Any deductions for damage are documented and shared with you.

If all documents are in order and the agreement is signed, you can move in within 24–72 hours. PropertyZ prepares the tenancy agreement, collects the deposit, and hands over keys. Furnished units are available immediately.

Log your complaint through the PropertyZ Tenant Portal (once you're a tenant). Your Property Officer receives an instant WhatsApp and email alert, assigns a certified technician, and keeps you updated at every stage. You confirm completion before the job is closed.

Rent is set by the property owner. PropertyZ presents the agreed market rate. In some cases, owners allow negotiation — especially for longer-term leases (12+ months) or corporate tenancies. Raise this with your Property Officer during the viewing.

Yes — every payment confirmed by your Property Officer triggers an automatic receipt sent to you by WhatsApp and email, with a receipt number you can track in the tenant portal.

Service Charges

Service charges are monthly contributions by tenants or unit owners in a shared building (condominium or apartment block) to cover common costs such as:

  • Water supply to common areas
  • Security guards
  • Garbage collection
  • Building cleaning
  • Caretaker salary
  • Electricity for corridors and lifts
The amount is fixed per unit (e.g. UGX 100,000/month) and is separate from your rent.

The service charge amount is agreed between PropertyZ and the building owner/condominium association at the start of management. It reflects the actual cost of running the building's shared services, plus the PropertyZ management fee. A monthly accountability report shows exactly what was collected and what was spent.

PropertyZ will send WhatsApp and email reminders 7 days before the due date, on the due date, and escalate if unpaid. Persistent non-payment can result in suspension of shared services and, in severe cases, legal recovery action under the tenancy agreement.

Rent Payments

Rent is paid directly to the property owner's bank account or mobile money — PropertyZ provides the account details in your tenancy agreement. After payment, you send proof (screenshot or transaction ID) to your Property Officer, who confirms it in the system and issues your receipt.

We support:

  • MTN Mobile Money
  • Airtel Money
  • Bank Transfer (Stanbic, Centenary, Equity, etc.)
  • Cash (collected by Property Officer)
All payments are recorded with date, channel, amount, and reference number.

Rent is due on the agreed date each month (stated in your tenancy agreement). PropertyZ sends reminders 7 days before, on the day, and follows up if unpaid. Late fees may apply as specified in your agreement. Contact your Property Officer immediately if you anticipate difficulty paying on time.

Yes — many tenants pay 3 or 6 months in advance, especially when the rent price is being held for a longer period. All advance payments are receipted and tracked in the system.

For Property Owners

PropertyZ charges a management fee of 10% of rent collected, distributed as: 60% to PropertyZ operations, 20% to the referrer who introduced the property, 10% to the active referrer, and 10% to the Property Officer who manages it. For condominium buildings, a fixed monthly management fee is agreed upfront (e.g. UGX 600,000).

Property expenses are recorded by your Property Officer with receipts attached. The approval workflow is:

  • Below UGX 100,000: Approved by Supervisor
  • UGX 100,000–250,000: Approved by Manager
  • Above UGX 250,000: Requires your approval as Owner
All approved expenses are automatically deducted before your net monthly report is generated.

Your report (sent by email and WhatsApp on or before the 5th of each month) shows: total rent collected, itemised expenses deducted, PropertyZ management fee, and your net balance. It is reviewed by the Supervisor and Manager before being sent to you.

You can request that all expenses — regardless of amount — require your personal approval. Notify your Property Officer and this will be configured in the system. You'll receive a WhatsApp alert for each expense pending your approval.

Log into the PropertyZ Owner Portal from the login page. You can view payment history, pending expenses, maintenance jobs, and download your monthly reports any time.

Buying Land

PropertyZ conducts a title search at the Ministry of Lands, Housing and Urban Development to confirm: the registered owner, any encumbrances (mortgages, caveats), ground rent status (for leasehold), and boundaries. We provide a written search report before any money changes hands.

Uganda has four main tenure types:

  • Mailo Land — most common in Buganda; freehold-like but with Bibanja holders
  • Freehold — outright ownership, commonest in non-Buganda areas
  • Leasehold — government or Buganda Land Board lease, typically 49 or 99 years
  • Customary — community-held land, common in rural areas
PropertyZ advises on which type best suits your intended use.

A standard purchase requires:

  • Original land title
  • Sale agreement (prepared by a lawyer)
  • Transfer forms (Ministry of Lands)
  • Tax clearance (for capital gains)
  • Ground rent clearance (for leasehold)
  • Consent from the Buganda Land Board (for Mailo land)
PropertyZ coordinates all documentation through its land registry system.

A clean title transfer typically takes 30–90 days from signing the sale agreement, depending on Ministry of Lands workload, any encumbrances to clear, and the tenure type. PropertyZ tracks every stage and keeps you updated.
