How to Rent a Property with PropertyZ

A simple, step-by-step guide for first-time and returning tenants in Uganda — from browsing to moving in.

Browse & Shortlist

Start by browsing our verified listings on the Apartments page or use Search by Location. Filter by area, number of bedrooms, and price range to find listings that fit your budget.

Each listing shows the rent, location, available units, and photos. Click "View Details" to see the full property — description, all amenities, unit breakdown, and a location map.

Request a Viewing

Found something interesting? Click "Request a Viewing" on any listing card or property page. Fill in your name, phone number, and preferred date and time.

Your assigned Property Officer will call or WhatsApp you within 2 hours to confirm the appointment. Viewings are free of charge — our agent accompanies you to the property.

Prepare Your Documents

To complete the tenancy application you'll need:

  • National ID (or passport for non-Ugandan citizens)
  • Proof of income — payslip, business registration, or bank statement
  • Two passport photos
  • Emergency contact — name and phone number
  • Referee details — a person who can vouch for you (employer, colleague, neighbour)

PropertyZ stores scanned copies securely. Originals are returned immediately after verification.

Screening & Approval

PropertyZ conducts a light background check — verifying your identity, employment status, and referee. This typically takes 24–48 hours. You'll be notified by WhatsApp when your application is approved.

For higher-value properties, the property owner may request additional verification. Your Property Officer will guide you through any extra steps.

Sign the Tenancy Agreement

PropertyZ prepares the tenancy agreement specifying: monthly rent, due date, deposit amount, tenancy period, service charges (if applicable), and termination terms. Read it carefully before signing.

Once signed, the agreement is stored in the PropertyZ system and you'll receive a copy by email.

Pay Deposit & First Month's Rent

Before keys are handed over, you pay:

  • Security deposit — typically 1–2 months' rent, refundable on move-out minus any damages
  • First month's rent — paid directly to the owner's account (PropertyZ provides the details)

All payments are receipted. Receipts are sent to your WhatsApp and email immediately upon confirmation by your Property Officer.

Move In & Access the Tenant Portal

Keys are handed over and you move in. Your PropertyZ Tenant Portal account is activated — use it to:

  • View your payment history and download receipts
  • Submit maintenance requests
  • Track the status of any repairs
  • Send messages to your Property Officer
  • View your tenancy agreement and documents

Log in any time at the PropertyZ Portal.
