You Approve Large Expenses

Any expense above UGX 250,000 requires your explicit WhatsApp approval before it's paid. Below 250K flows through internal approval automatically.

Certified Maintenance

Tenants report faults through the portal. Certified technicians are dispatched with photo documentation. You see every job in your portal — cost, progress, completion photo.

Tenant Screening

PropertyZ screens all prospective tenants — ID verification, employment check, and referee confirmation — before placing anyone in your property.

Dual-Ledger Accounting

Your property finances are kept strictly separate from PropertyZ's own accounts. Owner ledger and company ledger never mix.

How the Management Fee Works

From every UGX 100 of management fee collected on your property:

20% Referrer
10% Active Ref
10% Officer

Management fee is 10% of rent collected. For condominiums, a fixed monthly fee is agreed upfront.

Approval Workflow

Every expense goes through a structured approval before it's paid:

  • Below UGX 100,000 → Supervisor
  • UGX 100,000–250,000 → Manager
  • Above UGX 250,000 → You (Owner)

You can also request that ALL expenses require your approval — regardless of amount.
